Wondering how to make the most of your home search? We asked an expert: TRI Pointe Homes New Home Specialist Shawn Black.
The title New Home Specialist has never been more accurate than when applied to Shawn Black. Over the years, Shawn’s bought five new homes herself, and she’s helped numerous families find their new home. So she knows a thing or two about how to maximize your new home search success. That’s why we turned to her to get the 411. Here are Shawn’s top tips:
#1 START WITH YOUR FINANCES
“I tell people, ‘Use a mortgage calculator or sit down with a lender to see what you qualify for,’” Shawn says. “You want to figure out the price range at which you’re comfortable based on your target monthly payment.”
#2 YOU CAN’T START TOO SOON
From start to finish, it takes about 7 months for a brand new home to be built. “Work backwards from when you plan to move—it’s never too early to start looking,” Shawn says.
#3 COVER YOUR BASICS
Ask yourself a few basic questions: Why are you looking? Growing family and need a larger home? Or the kids have flown the nest and it’s time to scale down? Need a downstairs office or guest bedroom? Low-maintenance townhome or detached home with a yard? What kinds of community amenities are you looking for? The answers will help you prioritize your greatest needs and help define your search criteria.
#4 GO ONLINE
No need to drive around without a plan, an online search will yield a wealth of information! For example, on the TRI Pointe Homes website, home shoppers can find floor plans, bed and bath counts, read neighborhood descriptions, and peruse photo galleries to get a sense of a neighborhood’s offerings. And this is the perfect time to contact our online New Home Specialist—that’s Shawn! “I can chat with them right over the internet, if they’re ready to ask questions,” Shawn says. “Or they can fill out and submit an information form, and I’ll contact them directly.”
#5 GET ON THE NEIGHBORHOOD INTEREST LIST
Want to stay in the loop about important information regarding your neighborhood of interest—such as grand opening events, priority list qualification or phase release dates? “Homes are purchased at every stage of the building process,” Shawn says. “If you’re looking to maximize the personalization of your home, buy as early in the construction process as possible. The model tour is usually the first opportunity for shoppers to meet with their New Home Advisor, the onsite expert. “That is, if they make an appointment,” says Shawn, who considers the New Home Advisor hand-off to be one of the most important parts of her job. “In advance of your appointment, I relay everything about your needs to the New Home Advisor so you don’t have to,” she explains. “By making an appointment, you have time set aside just for you. We want to give you the undivided attention your home search deserves.”

Even though the New Home Advisor handoff signals a new phase in the customer’s search, Shawn says their New Home Specialist is always available. “We’re here to hold your hand throughout the process,” she says. “And beyond!
