Our story began in the Pacific Northwest in 1969 as Quadrant Homes®, but has evolved into one of 16 divisions now operating under the Tri Pointe Homes brand.

Pacific Northwest History
When The Quadrant Corporation was founded 55 years ago during the "Boeing recession," Seattle was far from its current "Silicon Seattle" status. Over the last 55 years, whether the market has gone up or down, we have been steadfast in our commitment to our core values of character, synergy, innovation, execution and safety. We have stayed rooted in research, innovation and technology. And through it all, we’ve made it our mission to design products and services that arrive in the future, just ahead of what the buyer expects. Today, over 18,000 Washingtonians live in a Quadrant/Tri Pointe home, valuing our commitment to quality craftsmanship, innovative architecture, and building homes suited for modern living.
Quadrant’s journey began with the merger of six firms in 1969, quickly becoming integral in eastside developments like Tam O’Shanter in Bellevue, Fairwood in Renton, and Twin Lakes in Federal Way. Acquired by Weyerhaeuser Company in late 1969, Quadrant leveraged new resources to expand and innovate. Over the decades, we adapted to changing markets and pursued new opportunities in residential and commercial development across various regions, including Kitsap County, eastern Washington, Portland, and northern California.
Quadrant's major achievements include planned communities like Redmond Ridge, Snoqualmie Ridge, and Northwest Landing, and innovations in homebuilding, such as the “Built Your Way” model introduced in 2010. By offering extensive customization options and energy-efficient solutions, we redefined our value proposition to deliver more space, choice, and value to our customers.
A New Parent Company
In November 2013, Weyerhaeuser announced what would become one of the largest acquisitions in recent homebuilding history. A July 2014 closing completed Tri Pointe’s $2.8 billion acquisition of Weyerhaeuser's homebuilding subsidiary, Weyerhaeuser Real Estate Company, adding five independent builders to Tri Pointe’s roster, including Quadrant.
The acquisition resulted in the creation of TRI Pointe Group®, whose six distinct homebuilding brands then formed one of the top 10 largest public homebuilding companies in the United States based on equity market capitalization.
Becoming part of the TRI Pointe Group family of regional homebuilders gave Quadrant the advantages of being both big and small. Quadrant was deeply in tune with the Pacific Northwest lifestyle and market, with strong community involvement. Quadrant was also now backed by one of the country’s largest homebuilders, providing the significant resources, economies of scale and thought leadership of a national foundation.
Taking both the best of big and small and unifying the six homebuilding brands under one brand was the next step in creating what we have accomplished today— 16 divisions of Tri Pointe Homes across 10 different states all working towards the same goal of delivering a life-changing experience of premium living by design.


Design Focused
At Tri Pointe, we strive to bring Northwest buyers the best in home design. That is why we are proud to partner with some of the top architects in the nation. Most recently, these include the Dahlin Group, Woodley Architecture Group, KTGY and Bassenian Lagoni. We take it one step further with flexible floor plans intended to fit each individual family’s lifestyle and our world class Design Studio, which allows buyers to personalize their homes even more. Through this attention to detail, we craft homes, neighborhoods and experiences for the lives people want to live.
We have continued to innovate our architectural styles and hone our design elements from year to year, closely monitoring market trends and anticipating buyers’ needs. Our new takes on Northwest coastal, farmhouse and craftsman designs have proven extremely popular. Favorite features include expansive kitchens, hardwoods throughout, and marble and natural stone solid surfaces.
Expert architects offer Tri Pointe buyers the best of national design trends, from primary retreats to soaring two-story living rooms and covered outdoor living spaces. Buyers enjoy thoughtful designs based on their discerning taste.


Co-creation
Over the years, Tri Pointe Homes has followed in the footsteps of iconic retail brands to create a premium, concierge retail experience in our Design Studio. We can proudly say our Design Studio has become a true differentiator. Our Design Studio provides homebuyers with a premium, curated experience, enabling them to personalize their homes with state-of-the-art features. With live displays, a smart kitchen, a chef’s presentation kitchen, a modern kitchen, three-bathroom vignettes and a tech wall, the Design Studio is a haven for homebuyers, combining the latest design trends alongside the classics.

Setting the Trend: Sustainability
For 55 years in the Pacific Northwest, Tri Pointe has led the industry in the integration of cutting-edge green technologies and building practices that lead to sustainable, thriving communities. From innovative construction site recycling programs to partnerships with land trusts like the Cascade Land Conservancy, Tri Pointe has provided long-standing leadership in sustainable building.
Tri Pointe’s early-adopter Living Sound program, under the Quadrant Homes brand, evolved to the robust LivingSmart® program in place today. We’ve been committed to LivingSmart for over 20 years, merging home comfort with environmental responsibility and allowing homebuyers to minimize their footprint without sacrificing design. New materials, technologies and features are constantly being incorporated into our LivingSmart® program that includes five specific areas of advancement: EnergySmart®, HealthSmart®, HomeSmart®, WaterSmart®, and EarthSmart®.
