Homeownership is an exciting, lifelong commitment. You’ve finally chosen your dream space and you can now experience the joy of owning your own home. Like any long-term relationship, your new home requires care and maintenance to help ensure it remains in great condition.
With spring officially here, home maintenance is essential to ensure your new home stays in tip-top shape throughout the season and beyond. Read on to discover the benefits of a Tri Pointe Homes® new home warranty and learn more about spring home maintenance tips that will help ensure your new home remains in great condition.

Home warranty: What you need to know
One of the benefits of purchasing a new Tri Pointe home is the included home warranty. A home warranty is important, as it helps maintain your home’s performance and longevity. In addition to a one-year fit and finish warranty, your new Tri Pointe home also has the benefits of warranty coverage for your home’s HVAC, plumbing, and electrical systems and major structural components (warranty periods vary by state). These warranties provide peace of mind and help protect the investment you’ve made in your new home.
Expert home care
During your first year of homeownership, our Customer Care team offers professional guidance on the care and maintenance for your new home and provides follow up check-ins on home warranty needs. Once you’ve purchased your new Tri Pointe home, you will have the opportunity take part in a New Home Orientation. During your Orientation, you will receive a helpful Warranty Manual and review important, ongoing maintenance practices with an expert Customer Care representative. Our team will also go over your home warranty coverage and any other questions you may have.
The Customer Care team will then be in touch to schedule a meeting approximately 30 days after closing and can address any warranty requests you have at that time. Five to six months after move-in, the team will be in touch to check in and see if you have any warranty needs. Ten to eleven months after move-in, our team will set up another meeting prior to the initial one-year fit and finish warranty period ending to address any needs. This will help ensure you can enjoy your new home for years to come.

Tips to care for your new home
In addition to having a home warranty in place and Customer Care support, it's important to keep up with regular home maintenance to ensure the longevity of your new home. Spring is a great time to tackle some of these tasks. Here are some spring home maintenance tips to help keep your home in good condition.
Clean gutters and downspouts Spring is a great time to clean out your gutters and downspouts. Over the winter months, leaves, debris, and even ice can accumulate in your gutters, causing them to clog. Clogged gutters can lead to water and roof damage if water is not able to flow off your roof properly. It’s also recommended that you keep excessive water away from your home’s foundation.
Inspect your roof Perform an annual roof inspection/maintenance with a roofing contractor to ensure all areas of roofing, including valleys, vents, and flashing sealants, are in good condition and free of debris.
Service your HVAC system This season is a good time to have your HVAC system serviced. A qualified technician can inspect your system, clean it, and make any necessary repairs. This can help ensure that your system is running efficiently and can help prevent breakdowns in the future.
Check and clean your windows and doors Check your windows and doors for any signs of damage or wear and tear. Lube and clean windows (slider tracks) and doors regularly (including the garage door). Replace any cracked or broken windows, and ensure that all doors are properly sealed. This can help keep your home more energy-efficient and can save you money on your energy bills.
Clean your outdoor living areas The spring season provides ideal weather for cleaning your outdoor living areas. Sweep your patio or deck, clean your outdoor furniture, and prune any shrubs or bushes that need it. This can help refresh your outdoor living area and increase its curb appeal.
