Your Go-To Guide for Buying a New Construction Home

Buying a new home is one of life’s most exciting milestones - but it also brings up a lot of questions. Whether you're a first-time homebuyer or simply exploring new construction for the first time, this guide will walk you through everything you need to know.

From timelines and warranties to financing and customization, here are answers to the most common questions we hear from new homebuyers.

How Long Does It Take to Build a New Home?

Short answer: usually about 6–9 months from the day you sign to the day you move in. But every home (and every community) is a little different.

In a hurry? Check out our move-in ready homes - they’re beautifully built with curated design finishes and available to start your next chapter.

What’s Included in the Price of a New Construction Home?

Your home’s base price covers the floorplan, exterior style and included home features. There may be an additional cost for the homesite based on its size, orientation, and location within the community. And the real magic happens when you personalize your home and make it yours.

Once you’ve signed your purchase agreement, you’ll configure your floorplan with any optional room choices to suit your needs such as changing a bonus room to a bedroom. Then you’ll team up with a Design Studio consultant who’ll help you choose finishes and features that fit your taste, lifestyle, and budget. Whether you’re into bold statements or timeless neutrals, we’ll help you bring your vision to life.

Do I Need to Use My Own Real Estate Agent?

Not at all! One of the best perks of buying new is that our New Home Advisors act as your expert guide - no extra agent fees required. They’ll help you explore neighborhoods, ask the right questions, and make confident decisions every step of the way.

Does My New Home Come with a Warranty?

Yes - new construction homes come with a builder warranty. At Tri Pointe Homes, we offer a 1 year limited fit and finish warranty plus additional structural warranty coverage depending on where you buy. Our builder warranty is different from homeowners insurance or third-party warranties and provides added peace of mind that resale homes often can’t offer.

Talk to your New Home Advisor for specific coverage details and support throughout the warranty process.

How Do I Know What I Can Afford?

Start with a simple prequalification process. You’ll share basic info - like your employment, income, financial assets and existing debts - with Tri Pointe’s affiliated mortgage company. From there, you’ll get a realistic price range so you can shop confidently within your budget. It’s a smart first step in any home search.

What’s the Difference Between a New Home and a Resale?

Glad you asked. Here’s a side-by-side look at how new construction generally compares to resale:
